A whole-home remodel takes the house you already own, in the neighborhood you already like, and rebuilds the interior: opened-up layouts, a new kitchen, updated bathrooms, new flooring, lighting, doors and trim, and the electrical, plumbing and ventilation work hiding behind all of it. Because one team sequences every trade, you avoid the gaps, finger-pointing and repeated mobilization costs of doing the same work as five separate projects.
Why Clark County homes are prime candidates
Vancouver's biggest housing cohorts are now squarely in remodel territory: ESRI estimates via the Greater Portland Inc. profile count about 15,278 Vancouver homes built in the 1970s, 9,758 from the 1980s and 17,697 from the 1990s. Those homes, concentrated in areas like Cascade Park and Fisher's Landing, have closed-off kitchens, dated baths and original systems at 25 to 55 years old. Closer to downtown, Hough, Arnada, Carter Park and Shumway hold pre-war homes, roughly 1890 to 1945, where careful system upgrades matter as much as finishes.

Where these numbers come from. We publish benchmarks from named sources instead of hiding pricing behind a form. The spread is wide because "whole-home" ranges from paint-and-floors to taking the interior back to the studs. Washington adds retail sales tax, 8.9 percent in the City of Vancouver, to the full contract price. The written, line-item estimate we prepare after walking your home is the real number.
Permits, phasing and living through it
Whole-home work almost always needs a permit: the City of Vancouver's own list includes adding or removing walls and converting basements, attics or garages to living space. We file through the city's ePlans system or Clark County's CC LMS depending on your address, and sequence the job so plan review time is built into the schedule, not discovered after demolition. What does a whole-home remodel cost?
SoFi's April 2025 guide puts the national average at $40,000 to $75,000, and Block Renovation's planning guide spans $15 to over $200 per square foot depending on how deep the work goes. Locally, Vancouver design-build firm Renew publishes $200 to $600 per square foot for detailed Clark County projects. The spread is wide because scope varies wildly; a written, line-item estimate is the only real number.
Is a whole-home remodel cheaper than moving?
Often, yes, especially in Clark County where Zillow puts the typical Vancouver home around $502,000 and Camas around $747,000 as of August 2026. Remodeling lets you keep your location, your lot and your mortgage rate while rebuilding the interior around how you live.
Do whole-home remodels need permits?
Yes. Adding or removing walls, converting basements or garages to living space, and replacing systems all appear on the City of Vancouver's own list of work that requires a residential permit. Can we live in the house during the remodel?
It depends on scope. Phased remodels can keep a kitchen or bathroom working while other zones are under construction; full gut remodels usually go faster and cheaper with the house empty. We answer this honestly at the walkthrough and write the phasing into the schedule.
What is different about remodeling older Vancouver homes?
Vancouver's Hough district holds the city's largest collection of pre-WWII housing, built roughly 1890 to 1945, and homes of that era often need electrical, plumbing, insulation and structural updates alongside the finishes. We scope the systems at the walkthrough so the price reflects the real house, not the ideal one.
Does Washington sales tax apply?
