How we work

A remodel that runs on paper before it runs on site

Every project follows the same five steps, and every step produces something you can read: a scope, a price, a permit, a schedule, a warranty.

Step 1: The walkthrough

You send the form or call, and we set a time to walk the space with you. We measure, look at what is behind the project, panel capacity, plumbing runs, structural walls, and listen to what you actually want. If a permit trigger or a code requirement will shape the budget, you hear it now, not after you have signed. The visit is free, and plenty of people use it just to pressure-test an idea.

Step 2: Written scope and price

You receive an itemized estimate: what we will build, what it costs line by line, and what is excluded, with Washington sales tax shown rather than hidden. Contractors here collect retail sales tax on the full contract price of a custom remodel (our sales tax guide explains the rule), so an estimate without it is not a real number. Compare ours against the published ranges in our cost guides; that is what they are for.

Step 3: Permits and scheduling

We file with the right office for your address: the City of Vancouver's ePlans portal, Clark County's CC LMS, or the permit desks in Camas, Washougal, Battle Ground or Ridgefield, plus WA L&I for electrical permits where the county defers to the state. The schedule you approve includes review time, because pretending permits are instant is how projects go sideways. Step 4: Construction

Demolition is contained, floors and pathways are protected, and the trades are sequenced so the project moves instead of stalling: rough-in, inspections, insulation, drywall, finishes. You get updates as work moves and a single point of contact when you have a question. Changes happen through written change orders with prices attached, agreed before the work, never after.

Step 5: Inspection, punch list, warranty

Final inspections are scheduled and closed out with the permit, the punch list gets walked and completed, and you receive the workmanship warranty in writing. If something covered shows up later, you call or text and we come fix it; how the warranty works is published like everything else.

The short version. Nothing is verbal. The scope is written, the price is written, the changes are written, the warranty is written. Paper is cheaper than disputes.

Process questions

What happens at the first visit?

We walk the space with you, measure, talk through what you want and what the house will allow, and flag anything that affects cost early: structural walls, panel capacity, plumbing runs, permit triggers. The visit is free and there is no obligation.

Is the estimate really itemized?

Yes. You get a written scope and price broken into line items, including Washington sales tax, which contractors collect on the full contract price of a custom remodel. If something changes later, it changes through a written change order, not a surprise invoice.

Who pulls the permits?

We do. Clark County has six different permitting jurisdictions and we file with the right one: the City of Vancouver's ePlans portal, Clark County's CC LMS, or the city desks in Camas, Washougal, Battle Ground and Ridgefield, plus WA L&I for electrical where the county defers to the state. What happens when the work is done?
