A mill town facing the Gorge

Washougal's story starts with a 1910 textile mill, acquired two years later by Pendleton Woolen Mills, and for most of the twentieth century it grew more slowly than Camas next door (HistoryLink). That history left a compact old town of early and mid-century houses, now surrounded by newer hillside neighborhoods: Point2Homes puts the city's median construction year around 1999. So Washougal remodeling splits two ways: first-cycle updates for the 1990s and 2000s stock, and deeper system-and-finish work for the mill-era homes.

Permits in Washougal

Washougal runs its own Building Division. Residential building permit applications go through the city's online forms portal or by email to the permitting desk, and documents can be dropped at the Washougal Permit Center at 211 39th Street. Two deadlines matter: an application expires if no permit is issued within 180 days, and an issued permit expires if work does not start, or stops, for 180 days. We track both so a paused project never silently loses its permit. The county-wide picture is in our permit guide.

Washougal remodeling questions

Do you serve Washougal?

Yes. Washougal sits just east of Camas on the way into the Columbia River Gorge, and we remodel homes across the city and the surrounding county, from in-town originals to newer hillside houses.

Who issues remodeling permits in Washougal?

Washougal has its own Building Division. Residential building applications go through the city's online forms portal or by email to the permitting desk, with drop-off at the Washougal Permit Center on 39th Street. One local wrinkle worth knowing: applications expire if no permit is issued within 180 days, and permits expire if work stops for 180 days. More in our permit guide.

How old are Washougal homes?

The median construction year is about 1999 according to Point2Homes, younger than central Vancouver but older than Ridgefield. In practice that means a large share of 1990s and 2000s houses hitting their first full remodel cycle, plus older in-town homes from the mill era.

What exterior work makes sense near the Gorge?

Washougal catches real weather coming out of the Columbia River Gorge, so siding and windows earn their keep. Fiber-cement siding replacement recouped 130.4 percent of its cost in the Pacific region in the 2025 Cost vs. Value Report, the strongest return of any project in the table.

Can you remodel the older mill-era homes in town?

Yes. Washougal grew around a 1910 textile mill, acquired by Pendleton Woolen Mills two years later, and the older in-town blocks reflect that era. The right scope pairs wiring, plumbing and insulation upgrades with finishes that keep the character.
