Vancouver's strongest neighborhoods, outside the city

Salmon Creek, Felida and Hazel Dell read as Vancouver on the map but sit in unincorporated Clark County. The area filled in mostly through the 1980s, 1990s and 2000s, and the market has rewarded it: ZIP 98685, covering Salmon Creek and Felida, carried the highest ZIP-level median home value in Vancouver in ATTOM's June 2025 data. WSU Vancouver anchors the north end, Felida keeps its larger-lot, semi-rural feel near the lake, and Hazel Dell runs closer-in with older, more affordable stock along the Highway 99 corridor.

The work these houses need

  • Kitchens and bathrooms. 1980s and 1990s packages are one or two cycles overdue; this is the area's bread-and-butter remodel. Sourced price ranges are in the kitchen and bathroom cost guides.
  • Whole-home updates. When kitchen, baths and flooring all date together, one coordinated project costs less friction than three separate ones.

County permits work differently

Because these neighborhoods are unincorporated, remodels permit through Clark County, not the City of Vancouver. The county's CC LMS portal handles application, payment and tracking, paper submittals are no longer accepted, and plan review is fully electronic. The sharpest difference: Clark County does not issue electrical permits at all; electrical work permits through WA L&I instead. The county also publishes its average permit processing times online, updated on a rolling twelve-month basis.
