Floors are a preparation job

The visible plank or tile is the last ten percent of a flooring job. What decides whether it stays flat, quiet and dry is the ninety percent underneath: moisture readings, subfloor flatness, underlayment choice and expansion gaps. That preparation matters more here than in most of the country, because Clark County homes deal with real seasonal humidity swings and plenty of slab-on-grade and basement floors. We measure before we quote, and the written scope says exactly what preparation your floor gets.

Choosing by room, not by trend

Wet rooms want tile or LVP. Living spaces reward wood. Below-grade spaces need products rated for concrete and moisture, which is why our basement projects are floored differently than main levels. In the pre-war homes of Hough, Arnada and Carter Park, the right answer is often refinishing the original oak and fir rather than covering it; we tell you honestly which your floor deserves. Flooring also folds naturally into larger work: most of our kitchen remodels and whole-home remodels include it, priced in the same written scope.

Permits and pricing

Finish flooring swaps generally need no permit; structural subfloor or joist repairs can, and work inside a bigger remodel is covered by that project's permit. Pricing depends on product, area and preparation, so instead of publishing a misleading per-foot number we measure and give you a written, line-item estimate, free. Flooring questions

Do I need a permit to replace flooring?

Swapping finish flooring generally does not require a permit; it is in the class of cosmetic work jurisdictions exempt. Structural subfloor repairs, joist work or floor changes tied to a larger remodel can require one, and we file it when the scope does.

What flooring works best for Pacific Northwest homes?

Wet entries and bathrooms favor tile or luxury vinyl plank; living areas favor hardwood or engineered wood; below-grade basements favor floating floors rated for concrete slabs. We quote options at the walkthrough with written pricing for each, and we are honest about where cheaper products will not hold up.

Can you match the original wood floors in an older home?

Often. Vancouver's older neighborhoods are full of original oak and fir floors, and the options are refinishing, lacing in matching boards where walls moved, or replacing with a sympathetic product. We tell you which is realistic for your floor after seeing it.

Do you do flooring as a standalone job?

Yes. Flooring is often part of a kitchen or whole-home remodel, but we also take on standalone installations, including subfloor correction, underlayment, transitions and new base trim, with the same written scope and warranty.

Does sales tax apply to flooring work?

Yes. Like all custom residential construction in Washington, flooring installation carries retail sales tax on the full contract price, 8.9 percent in the City of Vancouver per the Department of Revenue. It appears as its own line in our estimates.
