Camas housing, from the mill up

Camas is a company town that outgrew the company. The paper mill was founded in the 1880s, planned alongside the city itself by Oregonian publisher Henry Pittock, and at its peak it employed about 2,600 people; it marked 140 years in operation in January 2026 with a far smaller crew (HistoryLink). The blocks around downtown still carry that history: early and mid-century homes on walkable streets, close to a main street that has become one of Clark County's best small downtowns.

Then there is Prune Hill, an extinct volcanic vent of the Boring Lava Field that is now the city's signature neighborhood: established 1990s and 2000s houses alongside newer luxury construction, many with territorial or river views. East Camas and the newer subdivisions fill out a market that Zillow valued at roughly $747,000 for the typical home as of August 2026, the highest of any city we serve and about $245,000 above Vancouver.

What Camas homeowners build

  • Kitchen remodels. Larger homes support larger kitchens: islands, walk-in pantries and higher-grade finishes. Our kitchen cost guide publishes the sourced ranges.
  • Primary bath remodels. Curbless showers, double vanities and heated floors are the usual Prune Hill scope.
  • Whole-home updates. 1990s houses are reaching the age where kitchens, baths, flooring and lighting all date together; one coordinated project beats four separate ones.
  • Decks and outdoor living. View lots earn their keep outside. The 2025 Cost vs. Value Report put a midrange wood deck at 102.5 percent recouped in the Pacific region (© 2025 Zonda Media, Cost vs. Value Report, www.costvsvalue.com).
  • ADUs. Washington's HB 1337 rules apply in Camas: cities in urban growth areas must allow ADUs up to at least 1,000 square feet. Our Clark County ADU guide covers the details.

Permits in Camas

Camas runs its own Building Division under Community Development, separate from both Vancouver and Clark County. Applications go through the city's Civic Access online permitting portal, live since June 2024, or by email to the city's permit desk, and the division enforces the state-adopted building and plumbing codes. The permit line is 360-817-1568. How Camas compares with every other Clark County jurisdiction, including who issues electrical permits where, is in our permit guide.

Budgeting a Camas remodel

Washington contractors collect retail sales tax on the full contract price of a custom remodel at the job-site rate, a point our sales tax guide explains with sources. On the value side, the Pacific region ranked first in the nation for remodeling payback in the 2025 Cost vs. Value Report, and in a market where the typical home is worth three quarters of a million dollars, quality work protects real money. All construction is performed by a Washington-registered general contractor; the registration details appear on your written estimate and contract. Every Camas project gets a written scope, a written price and a workmanship warranty in writing.

Camas remodeling questions

Do you serve Camas?

Yes. Camas is about 20 minutes from our Vancouver base, and we remodel homes from the older blocks near downtown to Prune Hill and the newer subdivisions. Free in-home estimates apply here the same as everywhere we work.

Who issues remodeling permits in Camas?

The City of Camas has its own Building Division under Community Development. Applications go through the city's online Civic Access permitting portal, which went live in June 2024, or by email to the permit desk. We prepare and file the application as part of the project; see our permit guide.

Are Camas remodels more expensive than Vancouver remodels?

The construction work costs about the same, but Camas homes are larger and finish expectations often run higher. Zillow put the typical Camas home value around $747,000 as of August 2026, roughly $245,000 above Vancouver, so remodels here tend toward bigger scopes and higher-grade materials.

What do Prune Hill homeowners usually remodel?

Prune Hill mixes established 1990s and 2000s homes with newer luxury construction. The common projects are kitchen updates, primary bathroom remodels, and opening main floors to the views, plus deck and outdoor living upgrades.

Can you remodel the older mill-town homes near downtown Camas?

Yes. Camas grew up around a paper mill founded in the 1880s, and the blocks near downtown still hold early and mid-century homes. These projects pair system upgrades with finish work that keeps the original character, the same approach we use in Vancouver's historic neighborhoods.
