Remodeling here is different
Southwest Washington adds rules and line items that catch homeowners by surprise. We price them in from day one.
Three permit authorities
The City of Vancouver runs its own plan review and electrical permits, Clark County reviews unincorporated areas with electrical through state L&I, and Camas, Washougal, Battle Ground and Ridgefield each issue their own. We file with the right one.
Sales tax on the whole job
Washington charges retail sales tax on the full remodeling contract, 8.9% inside the City of Vancouver. An estimate that hides it is understating your cost by thousands. Ours shows it.
Old bones downtown
Hough, Arnada, Carter Park and the other core neighborhoods date to the early 1900s. Knob-and-tube wiring, galvanized pipe and plaster walls are normal there, and the scope plans for them.
Nine months of rain
Siding, windows, decks and additions get detailed for Northwest weather: rain-screen flashing, drainage and materials that handle 40-plus inches a year.
Remodeling questions, answered
Who performs the construction work?
Every project is performed by a Washington-registered general contractor, and the registration details appear on your written estimate and contract. Washington law requires contractors to be registered and bonded; our guide to checking any Washington contractor shows how to verify a registration on the state L&I lookup in seconds.
What does a remodel cost in Vancouver, WA?
It depends on scope. Published benchmarks put a minor kitchen remodel near the high twenty-thousands and a full kitchen or primary bath remodel well into five figures, and Washington adds retail sales tax on the full contract price, 8.9% inside the City of Vancouver. We publish benchmark ranges with named sources in our cost guides, and your written estimate after a visit is the real number.
Do I need a permit to remodel in Vancouver or Clark County?
Structural, electrical, plumbing and most layout changes need permits. The City of Vancouver reviews plans through its own portal and issues its own electrical permits, while unincorporated Clark County reviews building permits and Washington L&I handles electrical there. Our permit guide covers every jurisdiction in the county, and we handle the filings for you.
Do you handle design and drawings?
Yes. We build from your plans or coordinate the design and any engineering a permit requires, and the written scope you approve covers drawings, permit fees, construction and cleanup.
Can you remodel older Vancouver homes?
Yes. Much of central Vancouver was built between the early 1900s and the 1950s, and we plan for what those houses hide: older wiring, galvanized plumbing, plaster walls and settled framing. Our post on remodeling older local homes covers the usual surprises.
What areas do you serve?
All of Clark County: Vancouver, Camas, Battle Ground, Ridgefield, Washougal, and unincorporated areas including Salmon Creek, Felida and Hazel Dell.
